The Properties
The properties are visited by the owners on a frequent basis, and are kept to a very high standard in both cleanliness and equipment. Please call our property manager on 07578 605819 if you have any questions regarding the properties either before or during your stay.

Entry Dates & Let Durations
Glennoch House is available on a minimum 4 day let. The Annex is available on a minimum 2 day let with a flexible entry date depending on the length of your stay, and the number in your party. If in doubt, please call us and ask and we are happy to explain the options available.

Reserving Your Chosen Property
The website availability calendar is always accurate, as it is an automated system, and we do not hold provisional bookings. You can make a reservation online at any time, or we are here to take your booking by telephone.

Paying Your Deposit
If your booking is more than 70 days in the future (Glennoch House) or 40 days in the future (Glennoch Annex) you will be required to pay a 30% deposit plus any additional charges to secure your booking. Payments are made securely online using all major credit cards. Note that we do not accept cheques.

The balance of 70% will be due 70 days before your stay (Glennoch House) or 40 days before your stay (Glennoch Annex).

Please note, if making a booking by telephone you will be asked to confirm you have read and agreed to these terms and conditions.

Paying Your Balance
The balance is due 70 days before your arrival (Glennoch House) or 40 days before your arrival (Glennoch Annex). This is to ensure there is adequate time to try and re-let the week/s you have booked in the event of a cancellation or non-payment of balance.

Cancellation or non-payment of balance
You will be sent a reminder to confirm your balance is due so that you don’t miss the date. If the balance is not received, we will contact you by email and/or phone. If the balance is not settled within 14 days of the due date, the reservation will be cancelled and the week will be opened for re-letting. No refund will apply.
 
Good House Keeping Deposits (GHD)
This is a bond between you and the owner of the property, which represents your undertaking to take care of the house and the whole of the contents, and cause no damage whatsoever and leave it in a similar condition to which you found on your arrival.

This is normally taken by a Pre-Authorisation of a credit card. The funds will be allocated from your card to Glennoch Properties, however, they will not be taken unless there is a claim. If no claim is made, the Pre-Authorisation is cancelled 10 days following your departure. We regret this service is not available by debit card.

Cancellation of Reservation
If you need to cancel your reservation, you will need to:

1. Inform your insurance company
2. Inform Glennoch Properties Glencoe (GPG) immediately by email or letter, so that we may release the week for re-letting. GPG will try to secure a re-let and, if successful, will refund your deposit/balance. Please note there is a cancellation fee of £50.

If your week has not been re-let by the time the balance is due, you are still required to complete your obligation to pay the full amount. If the balance is not paid by the due date, the reservation is regarded as in default and the deposit becomes non-refundable. GPG reserve the right to re-let the week less a discount.

There is a 48 hour ‘cooling off’ period, from the recorded time the booking is made, during which you may cancel and receive a full refund.

Cancellation Insurance
Loss of rental due to cancellation can be avoided.

We cannot stress enough the importance of taking out cancellation insurance. The unexpected can, and does, occur and, as with other insurances, it is in your own interests to cover yourself for any eventuality. Some people feel they would rather take the risk and not cover their reservation by insurance. This is an individual choice which only you can make, neither the owner nor GPG can take this responsibility for you, but please be aware of the liabilities and penalties involved in taking such a risk, as the booking terms and conditions will be applied to every booking without exception.
 
Cancellation Policy

Changes to Reservation by You
Should you wish to change your reservation to another date, after the property manager has issued confirmation to you of your original booking, this may be treated as a cancellation which could be subject to the cancellation charges and this could be as much as the total amount paid. The property manager will advise you if this is the case and you will have the option to continue with your first reservation.

Reservation Cancellation or Adjustment by Us
The owners hope they do not have to either cancel or adjust your reservation in anyway; however, as unforeseen problems do occur, the property manager would contact you immediately to discuss any proposed cancellation or adjustment. If the circumstances affect your holiday requirements, the property manager will endeavour to offer you alternative arrangements.

If this is unacceptable to you or any cost difference is more than you want to pay, the property manager will arrange a refund of your original rental deposit. Except where otherwise expressly stated in these conditions, the owners shall not be liable for changes beyond or out with their control.

Cancellation by You
Please ensure that you are protected by Cancellation Insurance

If you have to cancel your reservation you must telephone the property manager on the number shown on your booking confirmation as soon as the reason for the cancellation occurs. You must also confirm your cancellation in writing or by email.

 The day on which the property manager receives your telephone cancellation, is the day on which your reservation will deemed to have been cancelled. Deposits and balances are refunded by the property manager successfully re-letting your week(s). Please note, should you cancel your reservation prior to the balance due date, the balance still remains payable by you and is refunded (less an administration fee of £50) if the property manager has been able to re-let the property subsequent to your cancellation.

The owners advise that you ensure your holiday insurance covers you for this. If you cancel your reservation and chose not to pay the balance by the due date, and the property manager subsequently re-lets your week the deposit is non-refundable. If you have paid in full you have the right to reinstate your booking up to one week before. If you opt to reinstate your reservation, an administration fee of £25 will be charged.
